The Process Of Missouri Boundary Survey

By Steven Gray

You will realize that most people think to determine where boundary lines are, is an easy job. However, it is challenging. Professional land auditors will put together knowledge of research, science, and art to establish where the boundaries of a given property are. Only auditors who are compliant with state regulations of licensing are allowed to do the work. To understand how the whole thing is done, below is Missouri boundary survey process.

Contrary to what most people will think, borderline inspection does not start with taking measurements, but rather getting a licensed topographer. The professional will then go through all your records of abstracts, title certificate, and opinions. Investigation and opinion of the previous analysis will then be taken. Divisions that may have been poorly done on a property may make the process very difficult for the cartographer doing the current job.

After determining the past or historical perimeters of your property, the topographer will start making his or her measurements of the bounds. This is done to compare the current demarcations with those that were established in the past. In the past days, most limits were determined by landmarks like trees, rivers, hills, and buildings. Currently, the task can become very challenging because some of these landmarks might have become extinct and are nowhere to be seen.

In the past, many topographers used to rely on tape measures and other manual ways of taking measurements of ambit lines. However, with the computer powered technology, there is equipment that uses satellite position such as the GPS to locate borderlines. Information gathering has been made more efficient for these experts. After collecting the current information about the boundary, the topographer will assess the data through an analysis.

The surveyor is only able to advise on the defects or encroachments in the previous descriptions only after completing the new research and measurements. If the owner has an issue concerning the errors detected, the expert can address those specific problems.

After the owner is satisfied that all matters are attended to, the professional will give their view on where the actual boundaries lie depending on the assessment they have made. Where the surveyor says the boundaries should be, then that becomes the legal border of that property. This will only be true if the topographer is licensed in the country where the property lies.

In case the new boundaries differ a lot from the original records, there is a need for the neighbors with whom you are sharing the border to conduct an independent inspection too. If there are serious concerns about the property such as encroachment, easements or significant difference between legal property lines and the assumed one, a land auditor will advise on the best way forward.

Finally, a good cartographer will guide you through the bounds inspection process and answer all questions concerning the same. The procedure is usually costly but very essential to have it as it reduces future border disputes hence giving you peace of mind.
