There Are Some Great Down Payment Assistance Programs Florida Residents Can Take Advantage Of

Most people want to own their own home. They realize it is one of the best investments they can make, but it is out of reach for more and more hard working families. Between monthly bills and unexpected expenses, saving enough money to make a down payment of any kind on a home seems impossible. There are several states that want to do something about this. They offer incentives to qualified individuals. In the south, home buyers can get help through the down payment assistance programs Florida has available.

For the counties that have been hit hardest by the economic downturn, there is a program called the HHF, Hardest Hit Fund, that is designed to assist residents who have suffered the most. Buyers may qualify for as much as fifteen thousand dollars to help with earnest money and closing costs. The fund will assist with loans for condos that have been pre-approved, town homes, and single family homes. The down payment funds are designed to assist on a thirty year fixed rate mortgage.

If you are interested in a conventional HFA preferred loan, the state will assist with seventy-five hundred dollars toward a down payment or closing costs. They will not accept any co-signers, and you must complete a buyer education course. This assistance is offered throughout the state. Those who qualify can also get discounted mortgage insurance. It is available only to owner occupants. New homes and foreclosed property fall under the state's guidelines.

The FHA with Florida Assist program offers a total of seven thousand five hundred dollars for a down payment or closing. Your credit score must be at least 640, and you are required to pass a home buying course. No cash back at closing is allowed.

Even those with somewhat higher incomes can get assistance through the program called Conventional HFA Preferred Plus Loan. The first time home buyers qualification is waived for veterans. This program does not assist with a flat amount. Instead it gives purchasers a grant of three percent of the purchase price. Applicants have to attend and complete an educational course as with the other programs. Not all of the counties in Florida are included in this program.

There are matching grant plans that will match the buyer at a four to one ratio up to five thousand dollars. You must be a first time home buyer and contribute at least one thousand dollars. There are income and purchase price limits to qualify. These grants are available throughout Florida, and it will accept new home, foreclosure, and town home loans.

Law enforcement personnel, firefighters, other first responders, and teachers can take advantage of special matching funds plans offering up to seven thousand five hundred dollars. Healthcare workers and active and retired military can also qualify for this subsidy. If you are interested, you can get more information online.
